APPLYING FOR A PROPERTY
If, after viewing a property, you decide you would like to apply for a tenancy with us, you will need to complete a tenant application giving us more information about your past accommodation and current income. Once we have undertaken the necessary legal checks and obtained your references, at that point we can make the formal offer of tenancy and create an AST (Assured Shorthold Tenancy). All of our tenants will be asked to provide a guarantor for their tenancy irrespective of their financial position.
DEPOSITS
To show your commitment to a property we take a holding deposit, equivalent to one month's rent. Once the tenancy commences, this will be transferred to the Deposit Protection Scheme who will notify you once they have received it. The Deposit Protection Scheme is an approved scheme with an alternative dispute resolution service. No interest is payable to either Reed Construction or the tenant and the deposit will not be released until the property is vacated and an inspection carried out. Both Reed Construction and the tenant have to be in agreement as to how the deposit is returned.
TENANCY AGREEMENT
The standard Assured Shorthold Tenancy agreement will detail the terms and conditions on which you are taking a tenancy. This is a legally binding document and you will be committing yourself to the initial term. At the end of this period it becomes a periodic tenancy and continues until either you give us one months notice, or we give you two months notice.
INSURANCE
Reed Construction & Developments Ltd is responsible for insuring the building and has full cover for all of its properties. Tenants' contents will not be insured by any policy held by the Company and TENANTS MUST INSURE THEIR OWN BELONGINGS AGAINST THEFT OR DAMAGE.
